ST. LOUIS – New + Found has secured funding for a $195 million redevelopment project of the historic Mansion House complex in Downtown St. Louis, with plans to modernize it by 2027.
The project will restore the iconic apartment building at 300 N. Fourth St. that overlooks the Gateway Arch, while preserving its midcentury design. The redevelopment will have new residential units, including 415 apartments, with upgrades like a rooftop pool, fitness facilities, and updated interiors.
“Our investment in Mansion House reflects a strategic commitment to financing projects that preserve affordable and workforce housing, and drive long-term value creation,” said Kristian Peterson, Managing Partner at Catalyst.
Construction is set to begin in October, with completion expected by June of 2027. Leasing opportunities for the new units will open in spring of 2027.
The majority of units will be priced affordably for households earning under 80% of Area Median Income (AMI), with rents starting at $1,100 per month.
City leaders, including Mayor Cara Spencer, have talked about the importance of the projects and revitalizing Downtown St. Louis, as well as new housing opportunities near the Arch grounds, further reinforcing plans like these.
