We are currently looking for a Project Manager to join our expanding construction team. This position is based in Woodbridge, VA, and will support the construction of a multi-phase apartment community. The ideal candidate is a self-starter with at least 5 years of experience in managing fast-paced multi-family or commercial construction projects. Experience working with Virginia Housing is preferred.

The Project Manager (PM) will be responsible for providing overall direction, oversight, and coordination of construction activities to deliver high-quality housing safely, on time, and within budget. The successful candidate must be skilled in providing timely, complete, and accurate reports. They should thrive in a team environment and possess strong communication skills to interact effectively with Lawson colleagues, design partners, and subcontractors.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Lead the project team to deliver quality projects safely, on time, and within budget.
  2. Ensure compliance with project plans, specifications, and program requirements, including, but not limited to, EarthCraft, Virginia Housing Minimum Design and Construction Requirements, Universal Design, Energy Star, and UFAS.
  3. Guarantee that all aspects of specifications and contractual agreements are fulfilled throughout the project lifecycle.
  4. Report adherence to Lawson specifications and all relevant local, state, and federal regulatory requirements to the appropriate stakeholders.
  5. Document and ensure the timely submission of accurate financial paperwork to meet or exceed budgetary expectations for the project.
  6. Ensure contracts encompass the scope for all construction phases while identifying opportunities to reduce costs within the first 90 days of the project.
  7. Monitor and ensure that material and construction schedules are adhered to throughout the project lifecycle.
  8. Establish and nurture relationships throughout the project lifecycle.

Requirements:

QUALIFICATIONS

  1. 1. An undergraduate or graduate degree in engineering, architecture, construction management, or a degree/certification in construction project management, or at least 7 years of experience in construction project management.
  2. A minimum of 5 years of experience in the construction industry, preferably with an owner or general contractor.
  3. Demonstrated knowledge of scheduling, budgeting, subcontractor coordination, and general construction processes.
  4. Familiarity with reading drawings and specifications.
  5. Proficiency in computer applications, including Microsoft Office products.
  6. Exceptional written and verbal communication skills.
  7. A reliable team player.
  8. A strong interest and passion for the building industry.
  9. Detail-oriented with the ability to manage multiple priorities and meet deadlines.
  10. Ability to embody the company’s core values: being confident yet humble, striving for continuous improvement, and doing the right thing.
  11. Capability to drive a company vehicle or a personal vehicle on behalf of the company. The incumbent must complete a motor vehicle history check, possess and maintain a current, valid driver’s license in their state of residence, meet the qualifications for the position, and self-report any convictions as per the Lawson Vehicle Policy.

ESSENTIAL PHYSICAL FUNCTIONS

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.

About the Role:
The Construction Project Manager is responsible for planning and supervising a wide range of construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. The Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind, meets project deadlines, with attention to detail, accuracy & budget and possesses great organizational skills.

Responsibilities:

  • Collaborate with engineers, architects, and specialty consultants to determine the scope of work and feasibility of the project. 
  • Negotiate contracts with external vendors to meet the budget targets.
  • Identify where permits and licenses are required based on the feasibility studies.  Obtain from appropriate authorities as necessary. 
  • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
  • Manage logistics of receiving materials, furniture and equipment and monitor stocks.
  • Hire qualified and licensed contractors to allocate responsibilities to complete the job in an efficient, compliant, and timely manner. 
  • Supervise the work of laborers, mechanics etc. and give them guidance when needed.
  • Evaluate progress and prepare detailed reports indicating budget allocations, variances, schedules, and risks. 
  • Ensure adherence to all health and safety standards and report issues.
  • Collaborate with Community Management to effectively communicate to residents and building staff project commencement, impact to building operations and projected completion.
  • Perform field inspections to supervise ongoing projects and report progress.
  • Assist the Head of Facilities and Capital Projects to collaborate and problem-solve operational concerns with Property Management, Asset Management, and Facilities Management.
  • The ability to manage multiple concurrent projects in varying development. 
  • Coordinate internal reviews; maintain project status information/logs; schedule and organize internal and external workflow.
  • Prepare presentations and provide weekly status updates on projects to the internal operations team.
  • Travel and onsite supervision will be required 40-50% of the time. 

Ideal Background:

  • Bachelor’s degree in Engineering, Architecture, Construction Project Management, or a related discipline.
  • 5+ years of relevant experience and management of multiple sites across various cities
  • Working knowledge of relevant code requirements typical for multi-family projects.
  • In-depth understanding of construction procedures and material and project management principles
  • Familiarity with quality and health and safety standards
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
  • Proficient in Google and Microsoft Suite- Word, and Excel.
  • Knowledge of Microsoft Project or alternate construction project planning tools, Adobe Suite, Bluebeam and Sketch Up or related software is a plus.
