ST. CHARLES COUNTY, Mo. – A plan to build parks, small businesses, and a 474-home subdivision on farmland west of Lake Saint Louis is heading to the St. Charles County Planning and Zoning Commission Oct. 15.
The project, called “Trailside Farms” would cover more than 250 acres along Highway N near Perry Cate Boulevard, across from Wentzville South Middle School and Timberland High School. The proposal was submitted by Kolb Grading of DCM Land VI, a development company based in Weldon Spring.
If approved, the neighborhood would include 385 single-family homes and 89 townhomes, along with eight commercial lots for small businesses. Plans also call for parks, playgrounds, trails, a baseball field, a community garden, and an ice skating rink. Staff say that a small War of 1812 memorial is also planned to highlight the area’s early pioneer history.
Project revived
The land was first approved for development back in 2010, but the project stalled due to the economy at the time, and because a public sewer service wasn’t yet available in the region.
The updated plan keeps much of the original design but adds more single-family homes and open space. Roughly 57 acres would be set aside as green space, including wooded areas, trails, and floodplain along Little Dardenne Creek.
The main entrance to Trailside Farms would line up with Perry Cate Boulevard, connecting to Highway N. The Missouri Department of Transportation and St. Charles County are already working on a plan to widen the highway into a four-lane road with medians, sidewalks, and bike paths.
What’s next?
County planning staff are recommending approval of the project, saying it meets the county’s long-term growth plans and offers more housing choices while preserving open space.
If the County Council gives final approval, construction could begin in late 2025 and continue through 2027.
